BAYER PROPERTIES at 2200 Magnolia

Birmingham, Alabama

A new bright spot in Birmingham’s southside is the tenant buildout for Bayer Properties in the recently renovated 2200 Magnolia Building. Vacant for two decades, the unique 1920s corner structure was renovated to meet state and federal historic preservation requirements and qualified for tax credit funding in a fresh, simple way. The design of the contemporary 11,500 SF, 2 story, office buildout for Bayer Properties transforms the historic space with new life and transparency, encouraging collaboration and connectivity with the surroundings. Large historic steel windows that flood natural light throughout the workspace, a signature corner entry, and bead board ceilings all enhance the character of the collection of spaces. Their restoration and integration into the design compliments the clean, simple elements that float within the envelope to create an inviting lobby, transitions over floor level differences inherent to the building, and an exciting variety of workspace types from private office to open office, and conferencing to phone booths. A bright color flash in a commissioned mural that wraps the ascending stair connects the energy between levels and defines the vitality of the transformative renovation.
